1. Discovery Conversation
We start with a no-pressure conversation about why you're moving, what your daily life looks like, and what your ideal Austin looks like. We'll talk timeline, budget, must-haves, deal-breakers, and the intangibles - weekend rhythm, community feel - that the MLS can't show you.
2. Neighborhood Education
We'll give you an honest tour of the Austin area - how neighborhoods differ, where commutes are deceptive, and where hidden-gem pockets still offer value. This is the step most out-of-town buyers skip and later regret. We'd rather front-load it. If you're visiting Austin early in your decision process, we'll put together a driving tour of the neighborhoods you love online (and that match your price points and basic home criteria) so you can take your time and explore these neighborhoods on your own - drive through at different times of the day, and stop for a coffee or a cocktail and one of the local spots we recommend. Rinse and repeat, and your "early exploration weekend" is productive and fun.
3. Focused Touring
When you're ready to see homes, we plan in-person visits to make the most of every hour of a scouting trip. You'll see properties through our eyes first, so by the time you're on a plane, you're touring finalists, not a random sample. And if you can't make it here in person at all - well, we've done that plenty of times, too. You've got options, and we're here to be your boots on the ground.
4. Offer & Negotiation from Afar
Writing a competitive offer from another state has its own choreography - timing, contingencies, inspection windows, lender coordination across time zones. We handle the sequencing so you can focus on the move itself.
5. Landing Softly
